Director, Programs (Industrial Manufacturing)

We are currently seeking a motivated Director of Programs to perform management level duties, exercise independent judgment.  Participate in formulating and administering company polices and developing long range goals and objectives.  Provide leadership and develop personnel.  Review and analyze activities, costs, operations, and forecast data to determine department progress.  Confer with the program Vice President,  and other management personnel to review achievements and discuss required changes resulting from current status.  Represent the Company in matters associated with clients, subcontractors, vendors, and outside organizations

Project Manager

The Job - The Project Manager role requires expertise in project management, including planning, development, implementation and evaluation. Will supervise project staff and provide direction to project team. Manage all facets of projects with the following goals: safety, quality, cost control, timeliness, integrity and client satisfaction. Duties and Requirements: •Review estimate, budget, drawings and schedule for accuracy and conformance to the Scope of Work, determine appropriate construction methods. •Monitor Pre-Construction Department for timely drawing production. •Obtain all required building permits and licenses. •Solicit bids, prepare documents and award subcontracts. •Obtain all required subcontractor pre-qualification questionnaires, insurance certificates and endorsements prior to subcontract execution, seeking assistance from Accounting as needed. •Complete quantity take-offs. Order and purchase materials and ensure timely delivery. •Initiate, monitor and manage all project scheduling. •Ensure the Company maintains positive client relationships, resolving concerns while providing excellent customer service. •Schedule work and monitor progress. •Assist in sales functions as requested. •Conduct job site inspections for compliance with safety and environmental requirements, quality, budget and schedule. Take necessary action as required for conformance. •Assure vendors and subcontractors are paid in a timely manner after review/approval of invoices and pay requests. •Communicate with the project staff on a regular basis to discuss and resolve all critical issues including project status, work requirements and staffing needs. •Communicate with management, sales, and client regarding job progress, status, issues, etc. •Responsible for weekly Client meeting, including minutes’ distribution. •Produce Cost Report twice a month; review Cost Reports weekly. •Assist Cost Control in preparing cash flow projections. •Maintain project record set of drawings, updating all changes, revisions, and other modifications over the course of the project. •Verify and document all changes to the record set of drawings and keep track of same on a “redline” set of drawings. •Manage interdepartmental project meetings. •Prepare, maintain and distribute the Operation and Maintenance Manuals for completed jobs. •Responsible for accurate, thorough and proper distribution of paperwork, including but not limited to: oWeekly: Prepare and distribute Project Management Report for all projects. oWeekly: Payroll documentation, human resource documentation, safety documentation, recordkeeping, etc. oWeekly: Prepare and submit expense report for approval. oWeekly: Prepare and distribute weekly travel schedule. •Participate and cooperate with every department while enthusiastically advocating teamwork and frequent communication. •Perform other duties as assigned. Qualifications: •Three to five years of construction experience or equivalent combination of relevant education and experience. •Working knowledge of all building systems. •Experience supervising, motivating and managing subcontractors. •Knowledge and skill in material procurement and scheduling. •Estimating experience preferred. •Ability to read and understand blueprints and specifications. •Ability to review and analyze cost reports •Sound recordkeeping and math skills. •Ability to work on multiple projects simultaneously. •Strong coordination, organization, delegation, decision making and negotiation skills. •Working knowledge of codes (i.e. UBC, ADA, etc.). •Sound knowledge of safety requirements •Project Scheduling knowledge and skill. •Strong computer skills, including but not limited to - Navision, Project, Excel, Word, PowerPoint and Outlook software. •Excellent verbal and written communication skills. English - able to communicate well, read and understand thoroughly. Bi-lingual ability helpful (English/Spanish). •Confidentiality required. •Ability to work in stressful situations for extended periods of time while remaining even-tempered. •Possess a strong work ethic. •Willingness to travel via air and/or ground, often on short notice, and/or extended field assignments. •Willing to work in a fast-paced production environment; may include physical labor and extended work days and work weeks. •Maintain a regular and dependable level of attendance. •Ability to work well with co-workers, clients, subcontractors, and vendors in a professional manner. •Must have a valid Driver’s License. •Some field experience desired. Job May Require: •Able to navigate work sites and office facilities. •Bending/stooping, squatting, crawling, reaching above shoulders, kneeling and twisting. •Ascending to and descending from heights up to or over 100' by use of permanent or temporary stairs, ladders, aerial lifts or use of personnel hoists. •Some lifting of various weights and sizes. May involve lifting above shoulders. •Vision abilities include close and peripheral vision, depth perception and the ability to adjust focus. •Operate, finger, handle, or feel objects, tools or controls. •Hearing at levels of normal speech. •Repetitive motion (to include, but not limited to): standing, walking or sitting for extended periods of time, working at a computer and typing for long periods of time. •Working extended periods of time in stressful situations. •Willing to work in all types of weather. •Wearing of required Personal Protective Equipment (hard hat, safety glasses, work boots, gloves, etc.).

Superintendent

The Job - The Project Superintendent provides overall administrative and technical direction on site. Manages subcontractors’ work performance and productivity. Enforces company and project policies, maintains client interface and ensures project is constructed in accordance with the design, safety, quality, budget and schedule. Duties and Requirements: •Responsible for the quality of constructed buildings to Company standards. •Ensure the Company maintains positive client relationships, resolving concerns while providing excellent customer service. •Dictate progress flow, schedule, quality, safety and budget. •Assist Project Manager in putting together the project and man-loaded schedules. •Study and comprehend the estimate. •Visualize and control the construction and sequence of events for each project. •Pre-plan, schedule, and coordinate activities of multiple subcontractors. •Monitor quality, budget, safety, schedule, and production of subcontractors; take corrective action as necessary to ensure a profitable and safe project completion. •Ensure subcontractor compliance with safety, environmental and quality control programs. •Conduct training for site specific safety policies and procedures. •Lead and document job-site weekly Safety meetings. •Lead and document job-site weekly subcontractor coordination and progress meetings. •Verify the completion of all necessary inspections, approvals and certifications by appropriate agencies. •Ensure vendors and subcontractors are paid in a timely manner after review/approval of invoices and pay requests. •Communicate frequently with the Principals, Project Management, General Superintendent, Steel Superintendent and Sales regarding job progress, status, issues, etc. •Responsible for accurate, thorough and proper distribution of paperwork. oDaily: Prepare and distribute daily project report. oWeekly: Payroll documentation, human resource documentation, safety documentation, recordkeeping, etc. oWeekly: Prepare and distribute a three week look-ahead schedule(s). oWeekly: Document and distribute minutes for weekly subcontractor meeting(s). •Responsible for material handling: site layout, material count, unloading and loading, ordering and pickup or delivery of materials missing from original shipments, and site clean up. •Maintain project record set of drawings, updating all changes, revisions, and other modifications over the course of the project. •Verify and document all changes to the record set of drawings and keep track of same on a “redline” set of drawings. Submit to Project Manager at the completion of the project. •Participate and cooperate with every department while enthusiastically advocating teamwork and frequent communication. •Perform other duties as assigned. Qualifications: •3-5+ years general construction Superintendent experience required. •Proven ability to produce quality work. •Ability to work in stressful situations for extended periods of time while remaining even-tempered. •Able to solve problems (personnel and technical). •Responsible, reliable, and dependable. •Confidentiality required. •Excellent verbal and written communication skills. English - able to communicate, read and understand. Bi-lingual ability helpful (English/Spanish). •Willing to work in a fast-paced production environment, which may include physical labor. •Able to work extended work days and work week. •Willing to travel via air or ground, often on short notice, and work on prolonged field assignments. •Excellent customer relation skills. •Strong supervisory and leadership skills. •Ability to work well with others in a professional manner. •Maintain a regular and dependable level of attendance. •Basic math and computer knowledge and skills. •Ability to identify quality of welds and read welding symbols. •OSHA 30 hour certified. •First Aid, CPR certified. •Must have a valid Driver’s License.
